Sometimes when we tell our customers that garage door need an actual maintenance, they look at us with weird grins on their faces. But we’re just stating facts.
Don’t worry it’s nothing too complicated (yet it has to be done!). Please keep in mind, that if you have never done the bellow mentioned steps you might as well need helps from professionals.
- Simple monthly checks – check your garage doors from the inside of your garage. Make sure that parts like cables, pulleys, door springs, rollers or mounting hardware have no sings of wear or damage.
- Test the balance. This is only required if your door is equipped with an automatic door opener system. Close the door, and disconnect it from the electricity completely! Check it with your hands if there is no movement (if everything is set up correctly it’s not supposed to move neither up or down). Then connect it back to the electricity and open it, and close it again.
- Check the date (if your door is equipped with an automatic opener system). Note: garage door openers manufactured after January 1, 1993, are required by federal law to be equipped with a reversing mechanism and a photo eye or edge sensor as added measures of safety to prevent entrapment. If your system does not have these features, replacement of your automatic operating system is recommended.
The most sensitive parts of your garage doors are the rollers, cable, tracks, springs and the panel.
